Single family, split-level residence on a sloping site adjacent to Clonmel.  With a site sloping from South to North, and views primarily in a Northerly direction, a key design concept was to orientate the house along the slope of the site, maximising East West orientation for all principal living areas.  A detached Garage is connected by a covered walkway, forming a strong composition on the site.

A recessed entrance leads to a double height Hallway and stairs which connects the Ground Floor circulation space with the First Floor accommodation.

Ground Floor accommodation comprising an open plan Kitchen Dining room with a Living room located at a slightly lower level in response to the site contours.   The Kitchen Dining room benefits from morning and evening light, opening to a West facing terrace and garden.  At First Floor, a Master Suite is positioned to maximise the available views of Clonmel and Sliabh na mBan to the North and this floor also accommodates two other Bedrooms and family Bathroom.  the site and provides screening and privacy from the adjoining family.

A limited palette of materials - white painted render and cladding – are used to reinforce the simple volumes of the house, whilst the shallow mono-pitch roof helps to align the home with the site topography.
